Bidding begins at 8:00 am CDT Friday, May 19th.  This property will be offered in Three (3) Tracts. Bidding on all tracts will soft close at 12:00 noon CDT on Thursday, May 25th.  **Soft Close means each Tract will extend in five minute increments until five minutes has elapsed with no new bids.

Tract 1

This tract consists of an Office/Warehouse complex at the corner of US Highways 70 and 385 in Springlake, Texas..  There are approximately 3.6 acres in the tract.  The office/warehouse is approximately 6,500 square feet, with 2 offices, men’s and women’s restrooms with a shower, break area, and a sales floor room.  The warehouse has approximately 4,000 square feet with an 8’ overhead door.  The property has a 70’ scale pad built to allow new buyer to install a truck scale, if needed.  There is a 60’ scale adjacent to the Office/Warehouse, however this scale has not been used in at least eight years.  US Highways 70 and 385 provide easy access to the Tract.  There is ample semi-truck parking for any type of business.

Tract 2

This large tract is located adjacent to the Office/Warehouse Tract, and is approximately 8.5 acres.  It includes: (2) 20’ bins, (1) 40’ bin, (2) smaller bins, a dryer, a separator, a pit and leg, as well as a 100’ by 210’ flat storage facility.  This facility originally was designed to handle grain, with a concrete floor and metal construction, however it has many potential uses.  It also has access from both US Highway 385 and US Highway 70. This Tract has the additional area that will allow any buyer room to expand.  The grain handling equipment has not been used in several years.  

Tract 3

With approximately 10.0 acres, this is the largest Tract of the three. The property is accessible from US Highway 70.  It is located approximately 0.3 miles west of the US Highways 70 and 385 intersection. This tract includes a grain flat storage building that is 140’ by 270’.  There is a pit on the south side of the flat storage building, but it is unknown if the building is capable of handling grain.  Adjacent to the flat storage facility is a concrete pad approximately 100’ by 300’, that at one time was covered with a storage barn.  There are also several vertical bins, a pit, and a leg, all in unknown condition.  This building would make a very nice equipment or commodity storage building.  Three phase electricity is located on the property.
