This Absolute Land Auction will take place at the Kiowa Kountry Senior Citizen Center on Pioneer Dr. in Booker, Texas, Tuesday, September 25, 2018 at 2:00 pm.  Auction Day Registration will begin at 1:00 pm.

This 886 + acre farm will be offered in four individual tracts.  You will be able to bid on an individual tract, a combination of tracts, or the entire property.

This farm is located in Beaver County, Oklahoma, approximately seven miles southeast of Balko, and consists of dryland cultivated land, irrigated farmland and approximately 70 acres of grass. There is an old house and barns on one tract.

This property offers you the opportunity to add to your current farming and livestock operation, or  would make a good start up place for a new farmer.

Tract 1 – 246 + Acres

This tract consists of 246 + acres.  On the north side of County Road E0330, on the northeast corner of this tract, there are approximately six acres with multiple outbuildings, including an old house, two barns, a livestock loafing shed, and a 45’ by 60’ round-top barn, with a concrete floor. The domestic well at the house is believed to be in good working order. There is believed to be a septic tank at the house in unknown condition.

The remainder of this tract lies on the south side of County Road E0330. There is approximately 70 acres of grassland that is fenced, with a domestic well, and a livestock loafing shed. The balance of the tract is farmland, of which 120 acres are irrigated. Irrigation water is provided by the well on Tract 2.  There is a 1980’s model T-L Sprinkler System that will convey with this tract. Three-phase electricity is available on two sides of this tract.  Access to this property is provided via County Road E0330 on the north side and County Road N1320 on the east.  This farm is currently planted to hay grazer.  This growing crop will be reserved and harvested by the Seller.

Tract 2 – 160 + Acres

This 160 + acre tract is located south of Tract 1 and is accessed by County Road N1320 on the east side. There is approximately 120 acres of irrigated farmland. A 2016 T-L Sprinkler System will convey with this tract.  This pivot has 38” tires, 30” drops, and is nozzled at 750 gpm. The natural gas irrigation well located on this tract is powered by a 454 Chevrolet motor and produces 800 gpm. This well currently provides irrigation water for Tract 1, Tract 2, and Tract 4.  This property is planted to hay grazer. This growing crop will be reserved and harvested by the Seller.  Three-phase electricity is available on one side of this tract.

Tract 3 – 320 + Acres

The largest tract in this auction consists of 320 + acres, all of which is being dryland farmed. There are several terraces on this property. This tract is thought to be located in a good water area. Three-phase electricity is available on three sides of this tract. Access is provided by County Road E0330 on the north side and County Road N1330 on the east side.  Any growing crop will be reserved and harvested by the Seller.

Tract 4 – 160 + Acres

Accessed by County Road N1320 on the west side, this tract consists of 160 + acres of farmland, of which approximately 120 acres are irrigated. A 1999 T-L Sprinkler System with 38” tires will convey with this tract.  Irrigation water is currently being provided by the irrigation well on Tract 2.  This property is planted to hay grazer. This growing crop will be reserved and harvested by the Seller.  Three-phase electricity is available on one side of this tract.

Driving Directions:

From Huntoon, TX on SH 15, go west ½ mile to CR 25, then north 3 miles across the Oklahoma Stateline to E0350. Turn west and go ½ mile to county road N1320 and go north one mile to the southern boundary of the property. There is property on both sides of the road.

From Balko, OK take County Road Ns 130 south for one mile to Stateline Road 3. Turn east for 0.12 mile to N1300. Go South on N1300 for six miles to E0330. Go east on E0330 for 1.25 miles to the northwest corner of Tract 1.
