UNDER CONTRACT

Just north of Dimmitt in Castro County we are proud to offer 1,238.47 +/- acres of productive farm and range land.  There are four pivots that are used in rotation between summer and winter crops.  The current tenant grows a mix of cotton, corn, wheat, and summer and spring silage.  The current tenant does an exceptional job farming this property with minimum tillage practices, and would like to continue farming the property if possible.  There is a crop-share agreement through the completion of 2020 summer crops.  This property is not restricted by wind turbines.

Acreage: Consisting of nearly two sections adding up to 1,238.47 acres of farm and grass land.  There are 463 +/- acres being watered under pivot irrigation, and the remainder of the land is in grass.  There is 480.12 acres that are in CRP until this September 2020.

Improvements:  There are four center pivots of varying makes and models.  There are two older T&L sprinklers on Circle 9 and Circle 10 that will be replaced with a new machines either this summer or upon completion of the growing crop.  The other two sprinklers are in very good condition, have 38” tires, booster pumps, flow meters, and LDN nozzles on 60” centers.  Two sprinklers are ran at once totaling up to 1,000 gpm applied by both. The sprinklers are included in the sale. There are fertilizer tanks, fertigation pumps, and FieldNet systems on the two newer sprinklers. The equipment is owned by the Tenant and can be purchased.  There are also five and one-half miles of mostly new fence on the property.

Water:  There are ten wells making a combined 1,000 gpm throughout the season.  There are two electric turbines on the northwest side of the property, and the remainder of the active wells have submersible pumps.  There is a 30 HP lake pump on the north and a 50 HP lake pump at Circle 9.  These two lake pumps are plumbed into the system and can apply a lot of water during periods of rain.  There are two additional unused wells on the south side of the property that are not plumbed in.  The tenant reports that they test pumped approximately 50 gpm each.  They were never further developed.

Utilities:  The property is supplied well by three-phase power lines.  There is single-phase electric line between the two sections.

Topography:  This farm is mostly flat to rolling with several large Playa Lakes.
