This is a nice section of grass and CRP program with many improvements.  The property offers a nice stand of blended grass, with approximately 5.7 miles of perimeter and interior fences.  A CRP contract on a portion of the property pays $4,027.50 annually.  Herds of Mule Deer were also found on the property.

There are seven wells that are tied together that were once used for watering livestock and a small amount of irrigated ground.  The Sellers recently replaced one pump with a new ½ hp pump.  This well is on a timer and fills up a dirt tank.  The remainder of the wells are in unknown condition.  There is a large old livestock barn is in the center of the property.

Fenced sections of grass do not come on the market very often.  The property is being offered with a Seller’s Reservation of 50% of the owned mineral rights and 50% of the owned commercial wind generation royalty interest.
