This auction property consists of approximately 632 acres of grassland on both the north and south sides of Rockwell Road, 1.5 miles east of I-27 in Randall County, Texas. This land will be offered in thirteen (13) individual surface tracts. These tracts are well suited for potential home building sites, commercial building sites, dryland farming, or livestock grazing.

This is an Absolute Auction.  You can buy one tract, a combination of tracts, or the entire property.

TRACT 1 – 68 + Acres This tract consists of approximately 68 acres of grassland. There is a City of Canyon water well located in the northwest quadrant of this tract. The north and west sides of this tract are fenced. You can access this tract from Bar Nothing Trail on the north side of the property.

TRACT 2 – 70 + Acres This tract is adjacent to and to the east of Tract 1 and consists of approximately 70 acres of grassland. There is a City of Canyon water well located in the northeastern quadrant of this tract. The north and east sides of this tract are fenced. Bar Nothing Trail provides access on the north side of the property. A survey dated 12/2012 shows the east property line of this tract extends beyond the east fence line.

TRACT 3 – 43 + Acres This tract sits just south of Tract 1 and consists of approximately 43 acres of grassland. There is direct access from Rockwell Road with 1,713 ft. of paved frontage. The south and west sides of this tract are fenced.

TRACT 4 – 45 + Acres Tract 4 consists of approximately 45 acres of grassland. The south and east sides of this tract are fenced. Rockwell Road provides direct access with 1,490 ft. of paved frontage.

TRACT 5 – 42 + Acres This tract is adjacent to and to the east of Tract 4 and consists of approximately 42 acres of grassland. There is direct access from Rockwell Road with 1,691 ft. of paved frontage. A domestic water well and one livestock water tank is located in the southwest corner of this tract. Fencing around the perimeter is fair on the north and west sides and excellent on the east and south sides, and with some maintenance will hold livestock. A survey dated 12/2012 shows the east property line of this tract extends beyond the east fence line.

A combination purchase of Tracts 1, 2, 3, 4, and 5 would give you a total of 268 + acres and approximately 4,894 ft. of Rockwell Road frontage.

TRACT 6 – 10 + Acres A great home building site, this tract consists of approximately 10 acres. Access is gained from S. Western St. on the west side and Rockwell Road on the north side. The tract has approximately 485 ft. of Rockwell Road frontage and approximately 904 ft. of S. Western St. frontage. The west and north sides of the tract are fenced.

TRACT 7 – 10 + Acres Another great home building site, this tract consists of approximately 10 acres with direct access from Rockwell Road. There is 485 ft. of paved frontage on Rockwell Road. The north and east sides of the tract are fenced.

TRACT 8 – 10 + Acres Tract 8 consists of approximately 10 acres and has access from S. Western St. This tract has approximately 467 ft. of paved frontage and would make a good home building site. There is a City of Canyon water well located on the south side of the property, and the east and west sides of this tract are fenced.

TRACT 9 – 11 + Acres This tract consists of approximately 11 acres. S. Western St. provides 516 ft. of frontage and access to this tract. The west and south sides of this tract are fenced. This would be a great location to build your new home.

TRACT 10 – 90 + Acres Tract 10 consists of approximately 90 acres of grassland with approximately 2,545 ft. of Rockwell Road frontage. A large playa lake is located in the middle of this tract. TRACT 12 – 35 + Acres Tract 12 consists of approximately 35 acres of grass. Access is gained from Rockwell Road with approximately 1,063 ft. of paved frontage. There is a City of Canyon water well in the northeast quadrant of the tract, and fencing on the north and east sides of the parcel. The paved road on the east side of this tract is a private lane and provides no access to this tract. If Tract 13 is purchase separately, an access easement will be provided along the east side of Tract 12.

TRACT 13 – 162 + Acres The largest tract in this auction, Tract 13, consists of approximately 162 acres of grassland. City of Canyon water wells are located both in the southwestern and southeastern corners of the property. This tract is fenced on the south and east sides, and the lane on the west side of the tract is fenced on both sides. If Tract 13 is purchase separately, an access easement will be provided along the east side of Tract 12.
Tracts 10, 11, 12, and 13 would make a great combination purchase providing a total of
323 + acres of grassland and approximately 4,372 ft. of Rockwell Road frontage.
